Brief Summary of Job Duties

Performs a variety of skilled tasks in the maintenance, alteration and repair of buildings and related facilities and equipment utilizing one or more of the building trades. Job duties may typically include the range, complexity and frequency of application of journey level skills in the painting, carpentry and locksmithing trades, and demonstrated skills in the electrical, plumbing or HVAC trades. Works independently or as part of a maintenance crew and performs other related duties as required. Proactive in providing a positive customer service environment.

Required Qualifications:

  • High School Diploma. 
  • Four years of hands-on experience in a variety of skills including but not limited to carpentry, plumbing, painting, tiling, electrical, plastering, sheetrock repair, locksmith, heating and ventilation.
  • Must be able to work on and with ladders.
  • Demonstrated experience clearing drains, traps, and waste lines for sinks, tubs, toilets, utilizing proper sized electric or hand driven plumbing snakes.
  • Ability to work independently or in support of other trades.
  • Ability to read, write, and perform basic arithmetic calculations.

Preferred Qualifications:

  • 4-6 years Experience in one or more skilled trades, preferably in athletics or recreation facilities.

Special Conditions of Employment:

  • Maintain a valid CA driver's license, a clean DMV record and enrollment in the DMV Employer Pull-Notice Program
  • Satisfactory criminal history background check

Job Functions and Percentages of Time:

  • 90% Technical - Duties include but not limited to installation, maintenance, alteration and repair of utilities, buildings and related facilities utilizing one or more of the building trades involving painting, carpentry, electrical, plumbing, HVAC, locksmithing. Apply paint, varnish, stains, enamel or lacquer to decorate/protect interior or exterior surfaces, trimmings and fixtures of buildings; smooth surfaces using sandpaper, brushes or steel wool and remove old paint to prepare surfaces for painting; install ceiling tiles; fill nail holes, cracks and joints with putty, plaster or filler; repair plastering/drywall; select premixed paints or prepare paints to match specified colors; paint surfaces using brushes, spray guns or rollers; lay out/ paint letters and designs for signage. Works from blueprints, drawings, models, or verbal instructions in constructing and repairing structural woodwork/equipment; build, repair/install bins, cribs, counters, benches, partitions, doors, floors, stairs, casings and trim using hand and power tools; install ceiling and floor tiles, sheet rock, paneling, masonite and wall coverings; replace and seal windows; may build cabinets and other wooden equipment in a shop using a table saw, planer, and jointer; make shop computations relating to dimensions and fabrication of work; select necessary materials. Safety checks of all equipment in assigned areas. Inspects pumps and motors for leaks and bearing failure, rebuild or replace as needed. Trouble shoot, maintain and repair pneumatic and electronic control systems for HVAC equipment. Install and repair plumbing fixtures, water and gas lines, valves, regulators and other related equipment for water and gas systems. Clean drains, traps and waste lines for sinks, tubs, toilets and roofs using hand or electric driven snakes. Soldering using propane and MAPP torches. Pipe threading using manual or electric pipe threading equipment. Trouble shoot and repair defective electrical and mechanic control devices for the various building systems. Repair and maintain asphalt drives, cement sidewalks and roof systems. Maintain lighting building wide and maintain cleanliness in the utility areas. Inspect and test emergency generator and maintain written log. Perform preventative maintenance on emergency generators, including oil and filter changes, fluid sampling and testing, and basic repairs. Inspect filters in all fan units and replace as needed Check air compressor oil level and blow down on routine basis. Perform preventative maintenance on main sewer line using ram jet. Inspects and repairs bearings, belts, pulleys, shafts, motors and fans on HVAC equipment. Inspects and services air compressors, vacuum pumps, water pumps, boilers and closed systems. Services include replacement of seals, packing, valves, filters, strainers, water gauge glasses, calibrations of pressure gauges, adjustment of water level in expansion tanks, cleaning sumps and changing oil, repair and replacement of pipe insulation.
  • 10% General, Safety & Security - Utilize University provided cell phone to communicate with dispatcher, supervisor and co-workers. Participate in safety and professional training programs. Participate in maintaining a work environment which is conducive to the mission of Physical Facilities. Proactive in providing a positive customer service environment. Perform work in a safe manner, abiding by all UCSB policies and procedures including, but not limited to: breathing apparatus, respiratory protection, asbestos and lead paint safety procedures, hand and power tools, ladders, scaffolding and safety harness. Adhere to current safety regulations and precautions as prescribed by the Department of Labor, Occupational Safety and Health Administration, Uniform Building Code and EPA, including storage and disposal procedures, common safety shop practices, guidelines or polices per other applicable Federal, State and local agencies. Understand and adhere to the safety practices on use of all hand and power tools associated with this position, electrical and other building and maintenance trades. Understand and adhere to current safety practices in relation to proper ventilation and non-smoking rules when working with flammable substances and harmful inhalants. Participate in and comply with departmental safety programs; required to comply with FM Safety Program as implemented by supervisor. Promptly report on the job accidents to the supervisor. Lock unoccupied areas before leaving them, including windows and doors. Keep vehicle locked when unoccupied, including all tool storage bins. Safeguard assigned keys and radio by keeping them on person at all times during working hours and securing them at the end of shift. Unless on official business, work keys are to remain on campus at all times.
