POSITION SUMMARY:

The Regional Vice President, Asset Services, is responsible for leading the regional commercial real estate operations, with a focus on property operations including management, engineering, accounting.  This role emphasizes operational excellence, risk mitigation, and enhancing the value of client assets. The Regional Vice President will report to, and work closely with the Executive Managing Director, Asset Services to ensure consistent service delivery and performance across the portfolio.

It is also the responsibility of the Regional Vice President, Asset Services not only to exhibit legendary customer service when communicating with owners and vendors but also to focus on productivity and results.

This is a dynamic, on-site role that places you at the heart of the action. As a result, an essential function of this position is working on-site.  Remote or hybrid options are not available.  Being on property allows you to build strong relationships with clients and tenants, respond in real time, and make a visible impact every day.

POSITION ESSENTIAL FUNCTIONS

Leadership and Strategy

  • Deliver strategic leadership and comprehensive oversight to regional property management and engineering teams, ensuring all operations are fully aligned with organizational standards and client objectives.

  • Demonstrate strong leadership capabilities, including the ability to inspire and guide teams toward shared goals, influence across organizational levels, while fostering a culture of collaboration, accountability and continuous improvement.

  • Provide experience in driving strategic initiatives, mentoring team members, and navigating complex challenges with agility and integrity.

  • Serve as the company's representative at industry organizations and events to enhance thought leadership and increase the organization's regional visibility.

  • Collaborate with regional and national leadership to develop and execute all marketing and industry relations initiatives for the region.

People

  • Manage a regional team of property management and engineering professionals overseeing a portfolio of office, industrial, and medical office buildings.

  • Mentor team members to foster a high-performance, client-focused culture.

  • Set goals, recruit staff, and lead training sessions.

Operations

  • Drive operational excellence by ensuring the execution of best practices in building operations, maintenance, and tenant services.

  • Ensure that teams remain aligned with client objectives, prioritizing both the financial performance of the property and the achievement of overall property value expectations.

  • Ensure compliance with regulatory requirements and company policies across all managed properties.

  • Lead initiatives to enhance sustainability, energy efficiency, and overall building performance.

  • Monitor and improve asset performance through proactive risk management, cost control, revenue enhancement, and capital planning.

Marketing and Business Development

  • Collaborate with internal stakeholders including Market Leaders, Property Management, Engineering, Client Accounting, and Leasing to deliver integrated solutions for clients.

  • Establish and maintain strong relationships with property owners and fostering trust through transparency.

  • Identify and drive new business opportunities leveraging contacts with brokers, builders, bankers, property owners, in-house contacts, and others.

  • Coordinate regular meetings throughout the year to ensure effective property owner/client communications. 

  • Establish and maintain relationships with industry influencers and key strategic partners.

  • Establish and maintain a consistent corporate image throughout the portfolio of properties, promotional materials and events related to the portfolio.

  • Participate in related business and trade organizations.

Financial and Reporting Responsibilities

  • Support the Executive Managing Director and Market Leader in regional planning, budgeting, and reporting activities.

  • Monitor and document the progress of business opportunities within the pipeline.

  • Prepare and regularly update comprehensive profitability records for each asset.

POSITION REQUIREMENTS

  • A bachelor's degree in business management, Finance, Accounting or a Resources/Personnel Management related discipline. 

  • Masters in Commercial Real Estate Services or MBA a plus.

  • Industry credentials such as CCIM, CPM, or RPA preferred.

  • A minimum of 15 years of property management experience, preferably in commercial /Class A Office management.

  • At least 5 years in a senior leadership role, directing a team of real estate professionals. 

  • Must have intermediate to advanced Microsoft 365 office suite required.

  • Experience in accounting software such as MRI, Yardi and Kardin preferred proficiency.

  • Demonstrated ability to work effectively in a team with Market Leaders, Engineering, Client Accounting, Leasing, and Investment Sales groups in evaluating and pitching/winning new business.

  • Proven technical knowledge of building operations including engineering.

  • Must be flexible, highly creative, work well under pressure and within tight schedules.

  • Demonstrate strong analytical capabilities with a high attention to detail.

  • Ability to keep information and internal communications confidential.

  • Exhibit excellent verbal and written communication skills.
