General Summary of Position
Performs a variety of general (HVAC, Plumbing, Electrical, etc) and preventative maintenance on hospital facilities and equipment as well as some related new construction and renovation work.


Primary Duties and Responsibilities

  • Contributes to the achievement of established department goals and objectives and adheres to department policies, procedures, quality standards, and safety standards. Complies with governmental and accreditation regulations.
  • Conducts group training sessions and on-the-job practice for other maintenance staff.
  • Ensures that time and material records of self and others within assigned team are complete, accurate, and submitted to the supervisor/coordinator at the end of each shift. Maintains on hand at all times the necessary tools to perform required maintenance work.
  • Maintains relationships with various vendors relating to building maintenance and renovation projects.
  • Oversees teams of mechanics in the completion of building maintenance and renovation projects.
  • Performs various maintenance duties to include preventative and corrective maintenance of the following: plumbing, electrical, chlorine system, fire extinguishers, oxygen & vacuum system, grounds, laundry, elevators and building systems.
  • Provides back up maintenance support for zone work. Completes repair orders as necessary.
  • Provides working leadership for other maintenance staff in a variety of building maintenance projects.
  • Troubleshoots equipment malfunctions and failures, determines necessary repairs to equipment, and initiates work orders.
  • Works from blueprints, schematic diagrams, and sketches when performing projects and detailed work. Uses basic mathematics and estimates work requirements when necessary.
  • Participates in meetings and on committees and represents the department and hospital in community outreach efforts as required, and service improvement teams.
  • HVAC: Diagnoses, repairs, and installs using blueprints, codes, specifications, and other industry standards. Directs multi-craft teams of mechanics, carpenters, and occasionally contractors in the completion of significant mechanical/electrical maintenance, renovation, and new equipment installation projects in accordance with work orders and design specifications.
  • HVAC: Ensures that time and material records of self and others within assigned team are complete, accurate, and submitted to the supervisor/coordinator at the end of each shift. Maintains on hand at all times the necessary tools to perform required maintenance work. Performs preventive and corrective maintenance on heating, ventilating, air conditioning, and refrigeration systems and related electrical controls, pneumatic control systems, and piping systems.
  • HVAC: Trains and develops lesser skilled personnel through the conduct of small group training sessions and on-the-job practice. Troubleshoots equipment malfunctions and failures, determines necessary repairs to equipment, and initiates work orders. Works from blueprints, schematic diagrams, and sketches when performing projects and detailed work. Uses basic mathematics and estimates work requirements when necessary.
  • Plumber: Corrects leaks, sewage stoppages, and equipment malfunction. Cuts, bends, threads pipes; fits threaded pipes with adjoining pipe assemblies. Develops material and cost estimate of plumbing components of renovation projects. Diagnoses, repairs, and installs using blueprints, codes, specifications, and other industry standards. Installs and repairs medical gas lines in patient rooms and operating rooms.
  • Plumber: Installs, renovates, and reconfigures system to facilitate hospital renovation and equipment replacement projects. Maintains appropriate inventory of replacement parts and supplies. Maintains, repairs, and installs plumbing systems components and piping including faucets, valves, converters, traps, backflow preventers, etc. Performs asbestos removal. Repairs and overhauls pumps and heat exchangers; removes and replaces coils; replaces valves and associated equipment on steam systems or boilers.
  • HVAC/R: Assists other tradesman when necessary in the areas of but not limited to, electrical, plumbing, carpentry, etc. Learns, operates and troubleshoots the hospital's computerized DDC building automation system. Maintains OEM Specifications and related HVAC/R parts inventory. Performs troubleshooting, repairs, replacement, new installation and maintenance to all HVAC/R systems. Responsible for completing all PM compliance documentation in the established time frames on our CMMS Program via IPad.
  • Electrician: Diagnoses, repairs, and installs using blueprints, codes, specifications, and other industry standards. Diagnoses, repairs, and maintains low voltage systems, for example: fire alarm, card access, and nurse call systems. Ensures that circuits are properly protected, and motors have appropriate starting circuits to absorb initial starting surge. Ensures that ground fault circuits are working properly and that major circuit breakers are properly marked as to the circuits they control.
  • Electrician: Inspects, repairs, and/or performs safety tests on electrical lighting, emergency generators, alarm systems, communication system, medical equipment, and HVAC system. Maintains required records and information needed for costing work assignments. Mounts motors, transformers, and lighting fixtures into position and completes circuits according to diagram specifications.
  • Electrician: Measures, cuts, threads, and installs electrical conduit. Splices wires and pulls wire through conduit. Connects wiring to fixtures and power equipment. Installs grounding leads. Operates and maintains high voltage switchgear. Performs or directs electric circuiting work including installation of new branch, lighting, life safety, and other circuits as needed. Repairs, installs, replaces, and tests electrical circuits, equipment, and appliances using appropriate tools and testing instruments.

    Minimum Qualifications
    Education

    • High School Diploma or GED required or
    • equivalent. required and
    • Completion of acceptable training required or
    • demonstrated competency in board areas. required

    Experience

    • 3-4 years Related experience required

    Licenses and Certifications

    • Journeyman License - JL Specific journeyman license/other certifications/licenses based on area of work may be required. required
    • Journeyman Electrician - JOURELEC Journeyman Electrician license preferred if Electrician preferred
    • Heating/Ventilation Air - HVACR If HVAC/R Maryland State HVAC/R Journeyman's License required and CFC universal certification required. required and
    • CFC Refrigeration Certification If HVAC/R Maryland State HVAC/R Journeyman's License required and CFC universal certification required. required
    • PLUMBER - Licensed Plumber If Plumber then Journeyman Plumbing license required and
    • Master Plumber - MASTERPLUM If Plumber then Master Plumber license preferred

    Knowledge, Skills, and Abilities

    • Basic math skills, including fractions.
    • Verbal and written communication skills.
    • Basic computer skills preferred.


    This position has a hiring range of $28.2 - $47.3
