Position Summary Under general administrative direction, provides organizational leadership in the development, implementation, maintenance, safety and operations of the hospital#s physical infrastructure consistent with the Mission, Vision, Values and Strategic Plan of Mary Greeley Medical Center (MGMC). Director understands, supports, communicates and promotes Mary Greeley initiatives. Ensures all actions taken in carrying out responsibilities support patient centered care and a respectful work environment. Position Responsibilities Unit Specific Position Responsibilities Lead and manage the facilities management team in plant operations, construction and HVAC, including hiring, training, and performance evaluations. Develop and implement short and long term goals for the medical center that provide facilities that are safe, compliant, and appropriate for the delivery of healthcare. Ensure effective communication and collaboration with other departments. Prepare and track capital and operating budgets. Establish and maintain controls for the appropriate expenditure of funds related to department activities. Oversee the maintenance and repair of MGMC#s buildings, equipment and grounds. Ensure MGMC#s facilities are safe, clean and functional at all times. Manage preventive maintenance programs to minimize downtime and extend the life of equipment. Establish and review department policies for appropriateness in accordance with medical center objectives. Establish and direct implementation of customer services initiatives. Monitors and implements communication strategies for improvements. Monitor efficiency and effectiveness of department programs, including quality controls, completion rates, customer satisfaction, and staff satisfaction. Plan and oversee construction, renovation and improvement projects with architects, contractors and other stakeholders to ensure projects are completed on time and within budget. This would include design, bid process, contract management, construction, and start up. Serve as Safety Officer of MGMC to include oversight to safety activities, chair committee(s) related to Environment of Care and Safety, equipment steering committee, conduct compliance rounds, interpret code, including NFPA, State of Iowa and Federal Regulations for healthcare and take corrective action. Conduct regular inspections and audits to identify and address potential safety hazards. Investigate new technology to improve cost effectiveness, service, or quality of facility services or infrastructure. Qualifications, Knowledge # Experience Required Qualifications (Including any licensure, certification, education): Undergraduate degree from college or university, preferably in an engineering discipline or management; OR equivalent combination of education and experience. Valid Iowa Driver#s license and must maintain eligibility for coverage under Mary Greeley Medical Center#s auto insurance. Organizational Requirements: Maintain stroke education per regulatory requirements. # Preferred Qualifications: Masters Degree in related field License or Certification in Engineering preferred, or Certified Healthcare Facilities Management (CHFM). # Required Knowledge, Skills # Experience: Five years of experience in the operation and maintenance of a hospital building, electrical and mechanical systems including five years in a management capacity or an equivalent combination of education and experience. Skill in effective oral and written communication in English.# Knowledge of the structure and content of the English language including the meaning and spelling of words, rules of composition and grammar. Knowledge of basic arithmetic, algebra, statistics, and their applications. Active Listening skills, giving full attention to what other people are saying, taking time to understand the points being made, asking questions as appropriate, and not interrupting at inappropriate times Ability to use logic and reasoning to identify the strengths and weaknesses of alternative solutions, conclusions or approaches to problems. Ability to manage one#s time effectively. Thorough knowledge of regulatory body#s Statement of Conditions and requirements, OSHA, fire, life safety, building, electrical, plumbing and other applicable local, state and federal codes and regulations. Thorough knowledge of the methods, materials, and practices employed in the construction, maintenance and repair of buildings, grounds, and related electrical and mechanical systems; thorough knowledge of the operation, maintenance and repair of environmental systems equipment; thorough knowledge of construction and safety regulations; considerable knowledge of management techniques; knowledge of the maintenance and repair of special hospital electronic equipment; considerable knowledge of record and report preparation and maintenance. Ability to plan and direct building, equipment, and systems maintenance and repair activities; ability to ensure compliance with standards and regulations; ability to evaluate performance of staff; ability to participate in maintenance and repair activities; ability to prepare and maintain required records and reports. # Preferred Knowledge, Skills # Experience: Five years of specialty experience
