Building Development Manager

Houston, Texas

COMPANY OVERVIEW: medium size full service real estate Company focusing on private and institutional investment in real estate through land acquisition, development, and acquisition of existing apartments / multi-family opportunities throughout the Midwest and Southern US.

Marquette Management is seeking a skilled Development Manager, with experience in ground-up multifamily development, to oversee and manage the lifecycle of our development deals. In this role, you will be responsible for leading and coordinating all aspects of a new development, including financial analysis, capitalization, design, planning, budgeting, and execution. You will collaborate with architects, engineers, contractors, and other stakeholders to ensure the successful completion of projects on time and within budget. The ideal candidate is a detail-oriented, professional with excellent analytical skills, project management skills and a strong knowledge of construction processes. Responsibilities:

  • Conduct market and competitive analysis, complete financial underwriting and develop marketing package required for investment committee approval and to secure capital partners
  • Be able to interact with equity and debt partners with basis of understanding in these markets
  • Present to Investment Committee to secure project approvals
  • Develop and implement project plans, including timelines, budgets, and resource allocation
  • Coordinate with architects, engineers, contractors, and other stakeholders to ensure efficient project execution
  • Conduct meetings and site visits to monitor project progress and address any issues or concerns
  • Manage the bidding and negotiation process with contractors and suppliers
  • Review and approve design documents, specifications, and construction plans
  • Ensure compliance with building codes, regulations, and safety standards
  • Monitor and control project costs, including tracking expenses and approving invoices
  • Communicate regularly with stakeholders to provide updates and address any changes or challenges
  • Evaluate and select subcontractors and suppliers based on qualifications, experience, and cost-effectiveness
  • Oversee the procurement and delivery of materials, equipment, and services
  • Conduct quality inspections and punch process to ensure workmanship meets project specifications
  • Prepare and present project reports, including progress updates, budget analysis, and risk assessments

Qualifications:

  • Bachelor's degree
  • Proven experience working in multifamily development across both analytics and construction management
  • Deep financial modeling experience in Excel
  • Strong project management skills, with the ability to plan, prioritize, and multitask effectively
  • Excellent knowledge of construction processes, including design, planning, and execution
  • Proficient in using project management software and other relevant tools
  • Strong communication and interpersonal skills, with the ability to collaborate with a variety of stakeholders
  • Detail-oriented with a focus on quality and accuracy
  • Ability to analyze and solve problems in a fast-paced environment that is ever-changing
  • Proven ability to manage budgets and control costs
