Maintenance Technician
Rate of Pay: $24+DOE DIRECT HIRE!
Schedule: 1st shift/Full-Time (On-call rotation required) The Maintenance Technician is responsible for ensuring the overall safety, functionality, and appearance of the community. Under the direction of the Service Manager, this role supports all phases of on-site maintenance, including corrective, preventative, and emergency repairs. The Technician must comply with all regulatory requirements, company policies, safety standards, and Fair Housing regulations while providing high-quality service to residents and team members. Specific Responsibilities:
The following duties are representative but not all-inclusive. All tasks should be completed thoroughly and in a timely manner.
A. Corrective Maintenance

  • Complete resident service requests and work orders following company procedures.
  • Assist with apartment make-ready work using the BMK punch list.
B. Preventative Maintenance
  • Conduct regular inspections of buildings, grounds, plumbing, electrical systems, appliances, and major equipment.
  • Perform repairs or replacements as needed with approval from the Service Manager.
C. Emergency Maintenance
  • Participate in the on-call rotation for emergency maintenance needs.
  • Maintain thorough knowledge of all utility shutoffs, cleanout traps, fire extinguishers, hydrants, and emergency equipment.
D. Other Duties
  • Pick up litter and maintain cleanliness of property grounds.
  • Report all needed repairs to the Service Manager immediately.
  • Assist with various maintenance tasks as needed.
  • Use management software (Service System) for work orders, asset tracking, and make-ready board updates.
  • Perform other duties as assigned by the Service Manager, Community Manager, or management team.
Relationships
  • Maintain professional and courteous interactions with current residents.
  • Support teamwork and maintain productive working relationships with all on-site staff and company departments.
  • Maintain professionalism with suppliers, vendors, contractors, and community partners.
  • Support management decisions and help promote a positive team environment.
Qualifications:
Education & Experience
  • High school diploma or equivalent.
  • Minimum 3 years of maintenance or skilled trade experience.
Skills & Knowledge
  • Strong safety awareness and safe work habits.
  • Working knowledge of electrical systems, plumbing, carpentry, HVAC, and general appliance repair.
  • Ability to communicate clearly in English (written and verbal).
  • Professional appearance and adherence to uniform standards.
  • Strong interpersonal skills and ability to work with a diverse population.
  • Basic computer skills; familiarity with Microsoft Office and Outlook preferred.
  • Commitment to continuous learning and professional development.
Requirements
  • Must have own reliable personal transportation.
  • Must be accessible by phone 24/7 for emergency response.
  • Must be available for nights, weekends, and on-call shifts.
  • Must be able to lift and carry up to 50 pounds occasionally.
  • Ability to work on second-story exteriors and in all apartment home locations.
