Discovery Development Group is hiring a Development Associate for our New Construction projects. 

We are looking for candidates that live in Bonita Springs, FL; Tampa, FL; Atlanta, GA.

The Development Associate will be project lead on new development projects from entitlement to closeout. This energetic and self-motivated person will work with a diverse team of designers, operators, engineers, and construction personnel to manage the development process on Active Adult and other Senior Living projects with a project budget or $35 Mil to $75 Mil.

Responsibilities: 

  • Work closely with the Director of Development to create project plan and strategy.
  • Partner with the Division President to evaluate acquisition opportunities and to underwrite new development projects.
  • Create the development schedule; review progress of development schedule with project team to ensure project milestones are maintained and critical path items are met.
  • Manage each phase of the project including design development, internal and external design reviews, permitting, bidding, contracting, construction, project turnover and delivery to Operations.
  • Review and approve draw packages, including contractor cost estimates, lien waivers, sub-contractor pay applications, contractor pay applications and anticipated change orders; monitor cost to complete vs. draw. Manage project budget tracker and all project related expenses.  Work with finance team to assist in monthly draws
  • Oversee change order process to ensure critical review at all steps of the process; tracking and controlling soft costs and hard costs against the project budget and avoid cost overruns.
  • Review, code and approve invoices in a timely fashion.
  • Prepare monthly project reports including budget, cost to date, cost to complete, change orders, subcontract status, project schedule, etc. for executive team, lender, and investor updates.
  • Work closely with design team, operations, sales, marketing, and development team; analyze all contract documents (plans, specifications, etc.) to determine any required scope that is not indicated.
  • Communicate approved design intent and project updates to external and internal stakeholders. 
  • Be responsible for the organization and updating of project documents including project schedule and budget; maintain accurate and consistent electronic files and documentation.
  • Coordinate with design team (architect engineers, and other consultants) and contractor during pre-construction design efforts and throughout the construction phase.
  • Understand scope of work to be bid. Prepare quantity take-off analysis, estimates, and studies for all items incorporated in the design scope.
  • Review blueprints, specifications, RFPs, RFIs, and other documentation to prepare accurate take-offs and estimate costs.
  • Assist in the solicitation of quotes from suppliers and vendors, negotiate with suppliers and vendors on cost, and procure the most cost-effective material, furniture, fixtures, and equipment for the project.
  • Prepare scope leveling sheets for assigned trades.
  • Maintain cost database by entering and backing up data.
  • Review plans, specifications and contractor proposals for completeness and inconsistencies.
  • Work with development team and propose value engineering by defining alternatives to the proposed scope that are more cost-efficient.
  • Establish and maintain working relationships with contractors and vendors.
  • Represent himself/herself as the proper role model for others to follow.
  • Performs other related duties/projects as requested.

Qualifications:

  • Bachelor of Science degree in Engineering, Construction Management, Architecture, Real Estate, Finance, or related field.  MBA preferred.
  • 4-6 years Real Estate Development & Construction experience, preferably in multi-family, hospitality, and mixed-use developments.
