Position Summary:

Performs commercial mechanical maintenance and installation of equipment on mechanical systems located at all the college's facilities.

ESSENTIAL DUTIES AND RESPONSIBILITIES INCLUDE BUT ARE NOT LIMITED TO THE FOLLOWING:

  • Safely installs and operates mechanical building systems and components (e.g. belts, valves, pumps, filters, piping, compressors, chillers, boilers, heaters, heat exchangers, building control automation devices, and pneumatic systems, etc.) 
  • Monitor, control, troubleshoot and repair the college's plumbing, piping, heating, cooling, ventilation, exhaust, utility and humidity controls systems. Inspect, recognize and diagnose causes of mechanical problems or failures and repairs, adjusts, maintains mechanical components and/or systems (e.g. water, chemical, swimming pool, sewer, boiler room accessories, chiller, vacuum, compressed air, air handlers, VAV boxes, dampers, plumbing, cafeteria and laboratory equipment, etc.). Replaces valves, compressors, motors, coil units and other component parts.
  • Inspect and maintain mechanical systems and their components for the purpose of evaluating condition, identifying necessary repairs and recommending preventive maintenance. Isolates and regulates fluid, air and gas pressures to safely perform mechanical activities. Thread pipe as needed for plumbing repairs. Maintain all mechanical equipment within the department.
  • Analyze complex problems, blueprints, schematics, and drawings of mechanical systems for the purpose of determining the efficient troubleshooting, repair and installation of new or upgraded systems.
  • Work with Architects, Engineers and Contractors to monitor the mechanical work of outside contractors (e.g. mechanical system upgrades/expansions, major remodel projects, etc.) for the purpose of ensuring that the projects and inspections are satisfactorily completed and within specifications.
  • Request equipment and supplies for the purpose of maintaining inventory and ensuring availability of items required to complete the necessary installation and/or repair. Maintain mechanical room and areas including cleaning, organizing and trash removal.
  • Recognize potential dangers of working with rigging, stored energy of equipment and chemicals, and selects proper Personal Protection Equipment (PPE) to safely perform task. Enforce sound safety and housekeeping practices. Follow safety rules/procedures; avoids known hazards in the work environment.  Review safety procedures before beginning each job with known hazards. Place avoidance of injury or property damage above all other job requirements. 
  • Must be available to work on any of the shifts, holidays, weekends and/or “call-ins” as the duties require. Responds to emergency situations during and after hours for the purpose of resolving immediate safety and operational concerns.
  • Coordinate between shifts and/or other trades for the purpose of relaying information, completing projects and work orders status.  Inform personnel regarding procedures and/or status of work orders for the purpose of providing information for making decisions and taking appropriate action. Prepare and logs written documents for the purpose of recording activities and/or conveying information between shifts and other personnel. 
  • Participate in departmental meetings, workshops, training, and seminars, as required to perform job functions.

  • High school diploma or GED.
  • Two years of experience working with HVAC, commercial building maintenance, plumbing and/or HVAC systems in existing and/or new construction.
  • Must possess or have the ability to obtain a fireman and/or stationary engineer license within 2 years of employment.
  • Must possess a valid Michigan driver's license and maintain good driving record.
  • Must be able to work independently with minimum supervision.
  • Must be physically able to perform all duties within the classification.
  • Must be able to work any shift, holidays, weekends, and overtime as required.
  • Must possess basic computer skills and have experience with Microsoft Office applications.
  • This position is classified as essential personnel and may be required to work when the College is closed.

  • Associates degree in a related field.
  • Possess a certificate in air condition and refrigeration service.
  • Possess a fireman and/or stationary engineer license.
  • Possess a Certified Pool Operator (CPO) or Aquatic Facility Operator (AFO) license.
