Maintenance Manager (Territory Service Manager)

$65 - $75K / year based on experience

ESSENTIAL JOB FUNCTIONS

  • Oversee all day-to-day functions of the internal and external maintenance teams for ~95 locations in Colorado
  • Manage Maintenance Expense and Maintenance Capital Budgets.
  • Work with technicians & vendors on daily issues that need immediate attention.
  • Meet and discuss with technicians & vendors to resolve ongoing maintenance issues.
  • Assists technicians with day-to-day duties as needed.
  • Provide budget updates to Facilities Director each period.
  • Continue to develop Preventive Maintenance programs to provide more up time and increased profits.
  • Cost tracking and budget comparisons.
  • Assists Facilities Director with annual budgets.
  • Verifies and codes all maintenance invoices, approves invoices within their authority.
  • Identify and manage special capital projects on time and within budget.
  • Provide customer service and communication to our locations.
  • Perform site rides as needed with Market Managers & Regional Directors of Operations.
  • Perform semiannual visits with all vendors.
  • Completes other duties assigned by management that supports the continued success of the Rocky Mountain Region
  • Lead and develop a team of technicians.
  • Ability to communicate to and with associates, vendors and other internal and external stakeholders in a manner consistent with business needs. Must be able to exchange accurate information in these situations.
  • Ability to frequently move or transport items weighing up to 50 pounds or more, if needed.
  • Ability to use his/her hands in order to handle or grasp items of varying weight. The employee is frequently required to stand, walk, and reach with both hands, arms and legs, if needed.
  • Ability to position self to stoop, kneel, crouch or crawl, if needed.
  • Ability to ascend/descend a 20-foot ladder within an outdoor environment, if needed.
  • Ability to work under tight deadlines, interruptions, and stressful situations. The physical requirements described herein are essential functions of this job.

REQUIREMENTS:

  • Must possess strong management and leadership skills to lead team of internal techs and external vendors
  • Must possess an understanding of facility management including mechanical/plumbing equipment, electrical, HVAC, petroleum related equipment and general repair knowledge. Certifications preferred but not required.
  • Experience with creating and managing a budget to ensure results delivered within budget
  • Strong analytical and organizational skills.
  • A strong leader
  • Excellent interpersonal skills.
  • Strong communication skills to read, listen, understand and communicate information and ideas in a clear and understandable manner, both orally and in writing.
  • Works well independently and in team settings.
  • Operate a computer keyboard for data entry and observe computer screens accurately for data entry, use fax machines and copiers, and exchange information accurately for support via telephone communications.
  • Possess intermediate skill set in Microsoft Office, Word, Excel and Power Point.
  • Ability to perform root cause analysis, which includes but is not limited to, processing information by gathering, assessing, organizing, auditing and verifying data.
  • Must possess a valid driver's license and be able to operate a motor vehicle.
  • Ability to travel to and from store locations 65% of the time.
  • Working Conditions: Consistent exposure to outdoor weather conditions when working in the field. Occasional work within a normal office environment. Work may occasionally include long hours, weekends, and holidays.
