We are looking to bring a dynamic building services professional that understands how to build rapport with tenants, engineers and get the most out of our assetsThe Vice President will provide strategic oversight of facilities, real estate and capital projects. 

Summary of Position  

The Vice President would be responsible for the strategic oversight and operational excellence of NRECA's commercial buildings (500,000+ SQF) in Arlington VA and Lincoln, NE and leased space in Washington DC. The VP's department includes Engineering & Operations, leasing management and coordination of NRECA's conference space.  The right candidate will have strong customer service experience to ensuring a positive tenant experience.

Key Responsibilities

  • Collaborate with Finance, Strategic Sourcing and Procurement and the Office of General Counsel to ensure effective communications, leasing operations and management of real estate risks.

  • Provide effective leadership and management for Engineering and Operations, leasing management, amenity suites and conference center operations.

  • Ensure a clean, safe, and well-maintained environment for tenants, staff, and visitors.

  • Safeguard and enhance the value of NRECA's real estate assets through proactive planning, risk mitigation, and infrastructure longevity.

  • Direct all leasing activities, including strategy development, property tours, marketing efforts, broker relationships and negotiations procedures.

  • Develop and manage comprehensive operating and capital budgets focused on cost efficiency, margin protection, and long-term asset performance.

  • Lead development and construction initiatives.

  • Foster strong relationships with tenants, brokers, vendors, and stakeholders to enhance satisfaction, retention, and brand experience.

  • Engage with local government officials as appropriate.

  • Oversee safety and emergency preparedness for building operations.

  • Report to NRECA's Arlington office daily. Travel to the Lincoln building as needed.

Qualifications

Formal Education Required:

Bachelor's degree in business administration, facilities management or related field.
 

Experience and Certifications Required:

  • 10 or more years of experience in in facilities management, real estate assessment management or property operations with at least 5 years in a leadership capacity.

  • Experience in working with commercial style real estate/property.

  • Experience in structuring, negotiating, and managing service contracts and vendor relationships.

Knowledge, Skills and Abilities Required:

  • Strong understanding of real estate market dynamics and economic trends to inform strategy and decision-making.

  • Strong analytical skills and financial acumen with experience developing budgets, cost controls and reports.

  • Ability to lead through emergencies and disruptions with effective business continuity strategies.

  • Ability to organize and manage time, multi-task, operate under pressure, and prioritize projects using effective organization skills.

  • Ability to think and plan both strategically and tactically, especially regarding capital expenditures.

  • Ability to lead people, foster collaboration, and build consensus in a dynamic environment.

  • Ability to communicate, both verbally and in writing, with a diverse membership, employees and/or vendors in a clear and precise manner.

  • Ability to use Microsoft Office tools (Excel, Word, Outlook, Power Point) and to operate various office equipment such as personal computer, copier, printer, fax machine or other job-related equipment.

  • Ability to provide service excellence by building relationships, being resourceful, responsive and respectful.

  • Ability to report to the office when required.

Essential Physical Requirements:

  • The worker is required to have close visual acuity to perform an activity such as: preparing and analyzing data and figures; transcribing; viewing a computer terminal and extensive reading.

  • Exerting up to 20 pounds of force occasionally, and/or up to 10 pounds of force frequently, and/or a negligible amount of force constantly to move objects. If the use of arm and/or leg controls requires exertion of forces greater than that for sedentary work and the worker sits most of the time, the job is rated for light work.
