Director of Sales (Senior Living)

Location: Abilene, TX (Must Reside in the Area)

Compensation: $60k-$70k base plus commission

Your Role: Director of Sales

As the Director of Sales (DOS), you'll lead the sales operations of the Morada Abilene community. You will build relationships with prospective residents and families, respond to inquiries across multiple platforms, and guide leads through a professional sales process. Your ability to drive occupancy, convert leads, and maximize revenue while creating a welcoming experience is key to your success. This role offers the opportunity to make a meaningful impact by helping residents find a home that meets their lifestyle needs.

What You'll Do

 

Sales Strategy & Execution

  • Engage with leads generated through advertising, referral sources, public relations, and personal outreach
  • Guide prospects through the discovery process using professional selling techniques and our Sales Playbook
  • Build trust and rapport with prospective residents and families to advance them through the sales cycle
  • Track all sales activities, leads, and conversions using a CRM system and provide daily updates to the Executive Director
  • Conduct weekly sales strategy meetings with the Executive Director
  • Ensure all tour paths, model rooms, and presentation spaces are consistently tour-ready
  • Plan and execute local sales events designed to generate new leads and drive move-ins
  • Pull and analyze key sales reports related to lead source, conversion rates, and other success factors

Market Awareness

  • Conduct quarterly market research on existing and upcoming competitors
  • Provide insights on local market dynamics and present strategic responses to leadership
  • Maintain detailed and accurate competitive analysis reporting
  • Monitor referral source activity and establish tracking methodologies for market outreach

Revenue Optimization

  • Achieve or exceed monthly occupancy and net revenue goals
  • Implement pricing strategies, incentives, and inventory management techniques to maximize revenue
  • Use selling and negotiation skills to influence resident decisions while protecting community profitability
  • Analyze sales performance metrics and recommend operational improvements to support NOI goals
  • Advise internal teams and prospective residents with market-savvy insights

Business Development

  • Build and maintain a strong network of non-paid referral partners
  • Deliver monthly presentations to local professionals and referral sources
  • Lead referral development meetings with the Executive Director and key department heads
  • Document all referral activity and relationship management efforts in the CRM

Resident Move-In Process

  • Guide families through completion of the Move-In Packet and assist with documentation
  • Coordinate with clinical teams to ensure assessments are completed accurately and on time
  • Manage the full move-in process for a smooth resident transition
  • Ensure state-required forms and files are complete prior to move-in
  • Partner with the Executive Director, Business Office Manager, and Director of Health & Wellness to prepare administrative files for lease signing and regulatory readiness

Leadership & Development

  • Stay informed on industry trends and best practices through ongoing professional development
  • Represent the community with professionalism, warmth, and a commitment to senior living excellence
  • Participate in community leadership meetings and events as an active member of the leadership team
  • Support and contribute to company-wide initiatives and growth strategies

What You Bring

  • Bachelor's degree in Marketing, Business, Public Relations, or a related field (preferred)
  • Minimum of 2 years of sales or marketing experience in a senior living or healthcare setting (preferred)
  • Proficiency in Microsoft Office Suite (Word, Excel, Outlook, PowerPoint)
  • Experience using CRM systems for lead tracking and sales activity reporting
  • Strong interpersonal skills, with the ability to connect, influence, and build lasting relationships
  • Self-motivated, organized, and goal-driven with a passion for helping others
