Description
The Maintenance Porter is responsible for the meticulous upkeep of grounds, amenities, buildings interiors & exteriors, other campus buildings/structures, parking lots and dog run at The Conservatory at North Austin, an independent, senior living community.
The Porter reports to: Director of Facility Operations (DFO)
Wage Status: Full Time (40 hours), (Non-exempt; eligible for over time); Wage range: $16 - $17/hr
Job Responsibilities:
Maintenance
- Responsible for the meticulous upkeep of grounds, amenities, building exteriors, grand lobby/clubhouse, and common areas, parking lots and other community buildings. Meticulously maintains curb appeal.
- Responsible for trash removal from all campus building trash rooms, trash areas, common area garage cans & office areas on a daily basis.
- Assist in the preparation of market ready units, including remove trash from vacant apartments (trash outs) prior to make-ready.
- Assists Director of Facility Operations (DFO) and Executive Director by performing assigned maintenance tasks in a timely manner.
- Assists in the cleaning of available apartments and or models.
- Assists the maintenance team with ice/snow removal (when applicable).
- Assists with basic maintenance issues & preventative maintenance (light bulbs, filter replacements).
- Reports all maintenance concerns to the Director of Facility Operations (DFO)
Safety
- Ensures that unsafe conditions are corrected in a timely manner.
- Learns and ensures compliance with all company, local, state and federal safety rules.
- Immediately report all unsafe conditions.
Essential Job Functions
- Must be neat, clean and professional at all times throughout the workday and/or whenever present at the community.
- Drivers license required, according to community needs.
- Demonstrate ability to perform tasks described above without seeking outside contractor assistance.
- Demonstrate strong interpersonal skills for effectively communicating with residents, co-workers, and senior management.

Education & Experience
- High School diploma or GED.
- Technical school education preferred.
- One (1) year maintenance and/or housekeeping experience preferred.
- Must have basic mechanical knowledge.
- Must possess a general understanding of OSHA, fire prevention, life and safety regulations.

Environmental Adaptability
- Works both indoors and outdoors.
- Possible exposure to high heat and cold temperatures.
- Possible exposure to heights over six feet, working in confined areas, working with chemicals.
- Possible exposure to chemicals as identified in the MSDS Manual.
